The standard home inspection report is based upon the: 

Va. Administrative Code


In conducting a home inspection and reporting its findings, the home inspector, at a minimum, shall inspect the condition of and shall describe in writing the composition or characteristics of the following readily accessible components and readily observable defects, except as may be limited in the home inspection contract agreement:

Structural System, Roof Structure - Attic - Insulation, Exterior, Interior, Plumbing, Electrical, Heating & Air Conditioning

Typical report runs 30 - 60 pages and 3 - 4 hours to complete.

Reports (particularly the enhanced version) are amalgamations of various reports and in no way represent the homes pictured. There are purposely conflicting comments to illustrate and describe various conditions.

In addition to everything that is in a standard report and with a concentration on today's safety criteria and improvement of system/component functions, an enhanced report will include:

* Bathroom & Interior

Walk-through Pictures

* More Defect Detail

* Minor As Well As Major Defects

* Multiple Summaries

* Larger Item Repair Costs

* Important Repair Methods

* All Available Model & Serial Number Picture Capture

* Access To Appliance & Equipment Dating

* Improvement Recommendations

* Remodeling Advice

Typical report generally runs over 150 pages and 8 - 12 hours to complete.
